Our Proven Process
With TPG, you'll never have to wonder what step you are on, or what comes next.
The TPG Flow shows exactly where your property is in the management process.
STEP ONE
A free rental consultation covering your property's features, its condition, and a rental price analysis, so you know what it should rent for and whether it is a fit for TPG.
Instant Analysis
Our rental price calculator is the first step. Enter your property and you'll instantly receive a rental rate estimate.
Rental Consultation
We review the property with you, walk through comparable rentals, and explain our management agreement and onboarding before you commit to anything.
STEP TWO
Once you sign, you complete our property intake and your owner portal is live within 48 to 72 hours. Your Property Manager and Leasing Manager then hold a kick-off call to plan next steps and recommend improvements that can help your property rent faster.
Rent Ready Inspection
A TPG inspector or approved vendor inspects the property. You receive an itemized estimate for any work needed, and nothing is done without your approval.
Compliance
We confirm landlord registration, certificate of occupancy, lead-safe certification, and smoke and carbon monoxide requirements before a resident moves in.
STEP THREE
You approve the rent from live market comps. We photograph, list, and market the property, reprice every 14 days if needed, and present an approved applicant for your final sign-off.
Leasing
Every application is processed through Findigs against the same written criteria. Criminal history is reviewed only after a conditional offer, as New Jersey's Fair Chance in Housing Act requires. List at our recommended rent and we guarantee an approved applicant within 21 days of going live.
Stay Connected
Your owner portal shows leases, rent collection, work orders, and statements anytime, and you get leasing updates every Tuesday while the unit is vacant.
STEP FOUR
Your Property Manager is your single point of contact, supported by an Assistant Property Manager, a Leasing Manager, and our Maintenance Team. Your owner packet arrives on the 10th and payouts are processed by the 15th.
Management
Rent is due on the 1st and our delinquency process starts on the 6th. Statements, invoices, and your year-end 1099 are all in your owner portal, so you stay informed without chasing anyone.
Maintenance
Our in-house team handles repairs and unit turns, with vetted vendors for specialty trades and a live after-hours line for emergencies. Repairs over $500 wait for your approval, and every job is documented with photos.
STEP FIVE
We start renewals 120 days before lease end, and we begin the move-out process the moment a resident tells us they are leaving.
Lease Renewals
We confirm the resident's plans about 120 days out and send you a renewal pricing recommendation about 80 days out. If a renewal is not possible, re-leasing becomes the top priority.
Move-Out Inspections
The unit is inspected within about three days of move-out. Damage beyond normal wear is documented, standard turns are typically finished in about five days, and the security deposit is accounted for within the time New Jersey law requires.
