What Building Owners Get

For private owners, families, syndicators, and value-add buyers who want their buildings run like an institutional asset.

Reporting and accounting

Reporting & Accounting

Monthly owner packet by the 10th, payouts by the 15th, and real-time financials in your owner portal. Rent roll, aged receivables, an annual operating budget, and monthly variance reporting. Security deposits held in a dedicated trust account.

In-house maintenance and turns

In-House Maintenance & Turns

Our in-house technicians handle repairs and unit turns, with vetted vendors for specialty trades. A live after-hours line for emergencies, standard turns completed in about five days, and every job documented with photos.

Compliance and risk

Compliance & Risk

Multiple dwelling registration and state inspections, municipal CCOs and landlord registration, lead-safe certification, smoke and CO compliance, and local rent control where it applies. Fair housing, source-of-income rules, and vendor insurance verification on every building. Affordable and LIHTC compliance available.

Leasing and revenue management

Leasing & Revenue Management

Live market comps, vacant-unit pricing reviewed every 14 days, and weekly leasing updates. Renewals start 120 days out, with a pricing recommendation from fresh comps so residents stay and rents keep pace with the market.

One accountable team for your building. Your Property Manager is your single point of contact, backed by an Assistant Property Manager, a Leasing Manager, and our Maintenance Team.

A Takeover Plan That Protects Your Rent Roll

The switch is where buildings lose money: missing leases, unreconciled deposits, lapsed registrations, and residents who stop paying during the confusion. We run every takeover on the same plan.

Your first 90 days

  • Week 1: agreement, intake, and portal setup; every resident receives our official turnover letter
  • Days 1–30: rent roll, lease, and security deposit audit, with deposits moved into our trust account
  • Days 1–30: compliance audit covering registration, CCOs, lead-safe certificates, and fire safety
  • Days 30–90: unit walks, vendor contract review, delinquency cleanup, and your first-year operating budget

Reporting Built for Investors

You should be able to answer your partners' or your lender's questions without calling us. Everything is in your owner portal, and the monthly packet arrives on the same date every month.

What you receive

  • Monthly owner packet by the 10th, with statements, collections, work orders, and invoices
  • Rent roll, aged receivables, and delinquency status by unit
  • Annual operating budget with monthly variance against actuals
  • Year-end cash flow statement and 1099s by January 31

Value-Add and Repositioning

Buying a building to improve it? We run the operating side of the business plan so the numbers you underwrote show up in the rent roll.

Unit renovation programs are scoped and estimated by our team and scheduled around lease expirations, so upgrades happen without unnecessary vacancy.

Multifamily repositioning

Renewals are priced from fresh market comps, with local rent control rules applied wherever an ordinance covers the building.

Every turn is tracked from move-out to re-lease, so you can see exactly where downtime comes from and what it costs.

Request a Portfolio Proposal

Buildings and portfolios of 14 units or more receive a custom proposal based on unit count, scope, and staffing. Tell us about the property and we'll come back with pricing, a takeover timeline, and a sample owner report.
