APPLICANT SCREENING & APPROVAL CRITERIA

TPG Management is an Equal Housing Opportunity company. We evaluate every application using the same criteria, applied consistently to all applicants. Our Screening Process

We use the same multi-step screening process for every applicant to keep our decisions consistent and fair.

  • Income and employment verification
  • Credit history review
  • Rental history and previous landlord references
  • Eviction judgment verification (past 3 years)
  • Identity and application verification
  • Criminal background review — conducted only after a conditional offer to rent, on an individualized basis, consistent with the New Jersey Fair Chance in Housing Act

Approval Criteria

  • Income: Combined household gross income of at least three (3) times the monthly rent. For applicants using a housing voucher or other rental assistance, this standard is applied only to the share of the rent the resident is responsible for paying.
  • Credit: Minimum credit score of 650. Credit is considered together with income and rental history and is never the sole basis for a decision. Applicants who do not meet the credit guideline may still qualify with a qualified guarantor or co-signer, or with an additional security deposit, within the limit allowed by New Jersey law.
  • Rental history: Verifiable rental history with positive references and no eviction judgments within the past three (3) years. Individual circumstances are considered, including protections for survivors of domestic violence.
  • Application: Every occupant 18 years of age or older must submit a separate application. Income and qualifications are evaluated on a combined household basis.
  • Documentation: A valid government-issued photo ID and proof of income are required.

Reasonable Accommodations

  • Applicants with a disability may request a reasonable accommodation or modification at any point during the application process.
  • Assistance animals and service animals are not pets and are not subject to pet fees or pet deposits.

All occupants over the age of 18 must submit an application. The application fee is $65 and is non-refundable.
